Spring has officially begun making this a good time to get started on some home improvements in order to get your house ready to put on the market!  Below are a few ways you can get started on home improvements both inside and out.

  • A fresh coat of paint inside your home is a great way to improve the way your home looks and get it ready to put on the market. Try to keep a neutral theme if you can when painting because you want others to be able to see themselves living in your home and not the other way around.  You will likely be amazed at just how much difference a fresh coat of paint will make to your home.
  • Panting your front door a color that pops is a great way to get awesome curb appeal. Many folks will love your home simply because it has a red door and it stands out above all the others in the neighborhood.  Use a pop of color on your front door to your advantage when trying to sell your home!
  • Pressure washing your home is a great way to make it shine if your home is vinyl siding. You may have lived in your house so long that you forgot what color your siding actually is until you pressure wash it.  This is another way to have great curb appeal when you put your house on the market.
  • If your house has columns at the front it may be a good time to replace them or at least give them a fresh coat of paint. Over the years columns tend to expand and crack and make the house look older than it actually is.  Give your home a facelift by taking care of issues like these before you put it on the market.
  • Refinishing your hardwoods is another way to make your home look its best. You can do this yourself or you may want to choose to hire someone to do it for you.  Either way, refinishing your hardwoods is a great home improvement idea!

Questions Realtors Ask At an Open HouseIf you are in the market for a new house, don’t be scared to attend open houses in your area. As long as you go armed with the knowledge of what might be asked of you at an open houseyou should be ready to answer without worry or hesitation. Keep in mind that Realtors who hold open houses are not like used car salesmen, they are there to help you find the home of your dreams. Be polite and remember your open house etiquette when touring an open house.

  • You may be asked at an open house how long you have been looking for a home. This question is only asked to find out just how serious you are about purchasing a home and in what time frame you are planning to do so. For example if you have already been looking for a few months then you are most likely more than ready to hone in on exactly what type of house you are looking for. Be very specific with your answer to this question.
  • Another question you may be asked at an open house is if you already have an agent you are working with. This question is asked because the Realtor wants to know if they can represent you in your search for a new home. You may be asked who your agent is if you already have one. Don’t hesitate to give out names because all the Realtor wants to do is call your agent for feedback instead of bothering you with such things. By answering this question you are keeping yourself from having to give out any of your own personal information. This way you have a buffer between you and the Realtor who is holding the open house.
  • You may be asked if you are looking to buy in the specific neighborhood in which the open house is being held. The Realtor is not trying to get all into your business by asking this question, he or she is just trying to find out if you really are serious about making a home purchase and what area you are interested in. Just be honest with your answer, there is no right or wrong answer here.

The main thing I would suggest to you when attending an open house is that you go in with an open mind. Be willing to open up and answer any questions you might be asked with a clear honest answer.   You never know you may just be walking right in to your new dream home!

5 Ways To Win A Bidding War

Finding the house of your dreams can be a wonderfully exhilarating experience but if you get stuck in a bidding war it can be a heart breaking one as well. If you are in the market for a new home and you have found the one you want, there are a few things you can do to help you win a bidding war.

  1. Be sure to make your best offer upfront. Don’t play games when it comes to making an offer on the house of your dreams when someone else is interested in it too. You may want the house badly but what you don’t want to happen is to bite off more of a house payment than you can handle. Make a good solid offer and then be willing to walk away if that offer is outbid. Be sure not to make a low ball offer because you will likely be turned down and not accepted back into the bidding for your house.
  2. If you are dealing with a lot of folks making offers on the house you want, you may want to dig into your pockets and make a cash offer if you are able to do so.
  3. Be sure that you are pre-approved before you go out on a search for your dream home. It is a great idea regardless of the circumstances to get a pre-approval before looking for a new home but it is imperative if you get caught up in a bidding war with someone else.
  4. Another good idea for making an offer during a bidding war is to write a letter to the home owners explaining why you love their home. You never know how this letter may impact the sale even if your offer is not the highest of the ones submitted. Be sure to be very complimentary of the seller’s property in your letter to them. Put your best foot forward in your letter so that you stand out above all the other bidders.
  5. Make your offer clean, crisp and understandable. A confusing offer with a lot of stipulations may be turned away just because folks don’t like to deal with much paperwork.

Making an offer on a house can be an exciting time in your life, if you just remember to keep some of these tips in mind. The most important bit of advice I can give you if you find yourself stuck in the middle of a bidding war for the home of your dreams is to not get discouraged. If you are meant to have the particular house you are bidding on you will get it.
