Clever Ways to Bid Your Home Farewell

There are many reasons why you might have to  bid your home farewell after living there for several years.  You may have had to leave do to not being able to pay the mortgage because it was too high for you or you may have outgrown your home as your family has become larger over the years.  Still another reason you may have to bid your home farewell is due to a job change that takes you from your home and places you into another area or even another state.  Below are a few ways in which you can bid your home farewell, the place you have come to know and love.

  1. One way that you can say goodbye to your home that may help everyone feel a bit better about a move is to go around the house room by room and have each family member say aloud why that particular room was important to them and what if anything it meant to them personally.
  2. Another way you can say goodbye to a home or rather feel like you are still connected to it years after moving out is by planting a few trees around the house.  If you and your family are blessed enough to be able to come back and visit the home after some time you can watch as the trees begin to grow and see how they change year after year and perhaps still feel a connection to the house.
  3. Yet another clever way to bid farewell to your home is to have someone paint a picture of your home before you leave it. You can then carry that home with you to your next home and place the picture in a prominent place for all to see.  This is a great way to keep the memory of a beloved home alive for years to come.
  4. Making a movie of yourself and your family inside of your home before you leave it to travel to your new home is another great way to remember the good times you had there. If you ever feel like you are missing your “old” home place you can always get the video out and feel connected to it once again.

Spotting Potential Problems With a Home Before You Buy

If you are in the market to buy a new home chances are you are extremely excited and ready to find the best for you and your family.  Be sure that you don’t let your excitement and enthusiasm get in the way of spotting potential problems each home may have.  Many times sellers will try their best to cover up any potential problems with a house because they obviously want their house to sell as quickly as possible.  Don’t fall victim to this however, do your part to find problems before you buy so that they can possibly be fixed and you can move into a home that is free of any issues.  Below is a list of some potential problems that any new or old house may have and how to find them.

  1. Water damage is one of the main trouble spots that someone who is trying to sell their home will try to cover up. A good way to spot water damage especially in a finished basement is to move the furniture out a few feet and shine a flashlight on the floor where the furniture has been sitting.  Another way that home owners will try to mask water damage is by adding a fresh coat of paint.  Be sure to ask when the last time the house was painted.  If it has been a year or more, there is a good chance that everything is alright.  Lastly be sure to talk with the homeowner if you smell any strange odors especially in a basement as this may be a sign of water damage as well.
  2. A good way to spot an issue with a home’s foundation is to look for cracks in the paint. If you notice any cracks around door frames or windows, chances are that there may be a foundation problem.  These types of issues typically happen if the home is old.  Another clue that the foundation may have issues is if the kitchen cabinets or bathroom cabinets don’t shut properly.  Keep an eye out for things such as this.
  3. Lastly, a home may not have any issues at all however the issues may lie with the neighbors. Listen for barking dogs, look for yards that are unkempt and perhaps even drive through the neighborhood late on a weekend night to see if there are lots of parties and such that go on.

Make Certain Your Pre-Approval is Valid

If you are in the market for a new home then the very first step you need to take even before you begin your search for the perfect place is to get a pre-approval on a loan.  Most Realtors won’t take you serious about looking for a home until you have your pre-approval.  There are a few things that need to take place in order for a pre-approval to be a legitimate one.  If your lender tells you that you are pre-approved within just a few minutes you may want to do some investigation to find out if it’s a legit pre-approval or not.   Below are a few instructions on what you need to do in order to receive a pre-approval.

  • Submit an application with the lender of your choice
  • Provide all documentation that the lender requires of you
  • Given the go ahead and approval for the lender to pull your credit
  • Your lender must have found that you meet all the credit guidelines. They will look at things such as your debt-to- income ratio as well as your assets.
  • The lender will have talked with you about what money you need to have together for closing costs as well as what your mortgage payment will be monthly. Your lender will also go over any or all programs that you may qualify for.
  • An automated underwriting must be made by your lender before you can move forward with your loan.

If you have a good lender, he or she will talk with you about the different requirements to get a pre- approval and they may even determine that you need to work on a few things first and give it a bit of time before you apply for a pre-approval.  Good lenders will spend the time needed with you to figure out where your finances are so that you don’t end up getting in over your head with a home you cannot afford.  Take your time looking for a lender so that you have a good match and one that you can trust.  After all, buying a home is a big deal and you need to be able to trust those who are leading you into your future and home ownership.

What to Ask When Hiring a Property Manager

There are several, actually tons of questions you should ask before hiring a property manager that you may not have ever thought about asking.  Take a look at a few of these questions below before you hire a property manager  and you may find that you have fewer issues than you might have otherwise had.

  • A good place to start when interviewing property managers is to ask how long they have been in business. Although new property managers may be good at what they do, they might not have as much experience as they need to have to handle the situations that may arise.  Hiring someone with a lot of experience and many years under their belt as a manager is the best way to go.
  • Finding out exactly how many rental units a property manager has is a good thing to know. If the property manager doesn’t have enough units, it is likely that he or she doesn’t have as much experience as a manger as you would like.  If however they have too many properties to manage, you may find that you become a number and will be treated as such.
  • Finding out if the potential property manger has other units rented in your neighborhood is a good way to get some information on them. If you find that a property manager does have other units nearby, you may want to go by and talk with a few of their tenants to see what they think about the manger.  Word of mouth is a great way to find out if things are good or bad with a business.
  • Find out all the details with the property manger you are thinking about hiring such as if they offer direct deposit for owners, how they collect from tenants, what are some of the services they offer to their clients, and the like.

As I mentioned before, there are tons of questions that you could and should ask before hiring a property manager but the types of questions listed above should get you started in the right direction.  Don’t be afraid to ask anything and everything when it comes to hiring a property manager.  The more you ask, the more you know and the less likely you are to be disappointed in your final decision.
